Private and Coming Soon Homes: How Buyers Hear First

Some Whitefish Chain lake homes sell privately or as Coming Soon before market. How qualified buyers hear first, and how David reviews access.

By David Olson, Broker · 4 min read

Not every lake home on the Whitefish Chain is listed publicly the day an owner decides to sell. Some owners prefer a private sale, shown by appointment only. Others open a quiet window before market. For buyers, being known and prepared can mean hearing about these homes first.

Why some owners sell quietly

Lake homes are personal. Many have been in a family for years, sometimes generations. Some owners do not want photos of their home online, open houses, or neighbors and passersby stopping in. Others want time to finish projects or move belongings before a full launch. Out of respect for that, I offer sellers three ways to sell: a private sale shown by appointment only, a quiet Coming Soon window before market, or a full film-first launch. Nothing is listed until the owner says so. You can read about those options on the three ways to sell section.

What Private and Coming Soon mean for buyers

A private sale means the home is shown only to buyers the owner allows to see it, usually by appointment. A Coming Soon home is one being prepared for market, with a quiet window before it launches publicly. For buyers, both can offer a chance to see a home before the broader market does.

Access to these homes is never automatic. It depends on what each owner allows, and owners can change their plans at any time.

Who receives access

Owners who choose a private or quiet sale want serious, respectful buyers. That is why I share these opportunities with qualified buyers I know, and I review each request personally. Being qualified generally means:

  • You have a clear idea of the lakes and type of home you are looking for.
  • You have spoken with a lender and have a pre-approval, or can show proof of funds.
  • You are ready to view homes on the owner's schedule and respect their privacy.
  • You understand that details shared about a private home stay private.

None of this is about who you are as a person. It is about readiness, so that an owner's time and privacy are protected.

How to be ready

The best way to hear first is to start the conversation before the right home appears. Tell me which lakes interest you, what kind of frontage you want, how you plan to use the home, and your budget range. Have your financing in place. Then, when a private or Coming Soon home fits what you described, I can reach out directly.

It also helps to know the lakes well. If you have already decided that a quiet, clear lake like Pig Lake or a big-water lake like Lower Whitefish suits you, you can recognize the right home quickly and act with confidence.

Public listings still matter

Private and Coming Soon homes are only part of the picture. Most lake homes still come to market publicly, and I send new listings to buyers the day they hit the market. As of early November 2026, there were 31 active homes on the chain and 6 pending, with 86 sold over the past 12 months. Inventory is thin, so seeing every new listing promptly matters just as much as hearing about quiet ones. You can also watch current homes for sale anytime.

Respecting the owner's terms

When you see a private home, the owner sets the terms of the showing: the time, who attends, and sometimes what can be photographed or shared. Following those terms with care is part of what keeps these opportunities available. It also makes for a better conversation if you decide to make an offer, since the owner will already know you as a considerate buyer. Quiet sales are built on trust, and that trust runs both ways.

The same care applies to your side. If you see a private home and decide it is not right, a short, honest answer is appreciated. If you would like to come back for a second look, I will ask the owner. And if you write an offer, the process follows the same steps as any other sale: price and terms, inspections, financing and closing. The quiet part is only how the home is introduced. Everything after that is handled with the same diligence, including a builder's eye on the showing and insurance caution before you commit.
