For buyers · Whitefish Chain
Find your place on the chain.
Fourteen connected lakes, each with its own water, depth and personality. David Olson helps you choose the right lake first, then the right home on it, with a builder’s eye and an insurance agent’s caution.
How David helps buyers
More than a list of homes.
New listings, the day they list
Tell David what you want. He sends matching Whitefish Chain homes the day they come on the market.
Private and Coming Soon access
Some owners test a price quietly before a public launch. Qualified buyers can ask to hear first. David reviews access personally.
The right lake first
Fourteen lakes, each with its own depth, clarity, access and personality. David walks you through each lake before you tour.
A builder’s eye on every showing
As a fourth-generation builder, David reads what is behind the walls, the shoreline, the dock and the septic, and what an inspector is likely to flag.
Insurance before you commit
As a licensed insurance agent, David spots what could complicate coverage on a lake property before it becomes a problem at closing.
The true cost of owning
Taxes, insurance, rental rules and upkeep, laid out plainly so the price you pay is the price you planned for.
Choose your water
Fourteen lakes, one by one.
Depth, clarity, access and fishing for every lake on the chain, from the DNR’s latest surveys.
Before you write an offer
What to check on the chain.
Rental plans
Under City of Crosslake Ordinance 410, short-term rental licenses do not transfer when a property sells. If you plan to rent, you apply for your own license. Confirm current rules with the City of Crosslake.
Water level
Cross Lake is a reservoir, so drawdowns change the water level, and with it the beach and the dock setup.
Shoreline value
The county land base rate on the chain runs about $3,000 to $11,000 per front foot, and 91% of the chain’s shoreline is privately owned.
Septic, dock and shoreline
Lake properties carry systems a city home doesn’t. Know their age and condition before you write an offer.
Insurance
Minnesota home insurance costs have risen quickly. Get a quote on the specific property before you commit.
Lodging tax
Rental guests pay a 1% local lodging tax on top of the 7.375% combined sales tax. It is collected from guests, not owner income.
