A letter to Whitefish Chain owners
Every lake place has a last chapter. Let it be well told.
When it’s time to pass the keys on, I start with a private conversation, then a written plan: what your home is worth on your bay, what to fix and what to leave, and how quietly or publicly to sell.
- A cool September evening with a fire going, smoke rising straight up, stars coming out over the water one at a time.
- Coming back in May after nine months away. Unlocking the door. And realizing the house held its breath the whole time you were gone.
- Your daughter's first fish off the end of the dock.
- The last night of the season. You already know you'll be back in May.
Buyers pay for those moments. My job is to make sure the price reflects them. — David

In their words
Owners, first.
“We bought on the lake and needed someone who understood more than just comps. David’s construction and insurance knowledge helped us avoid costly surprises with the dock, septic, and flood considerations. Highly recommend for any waterfront purchase.”
“Selling our lakeshore property felt complicated until we worked with David. He understood the unique value of the shoreline and access, priced it correctly, and handled the details with a builder’s eye. Smooth process and a great result.”
“David combined real estate expertise with practical construction insight on our Whitefish Chain purchase. He helped us evaluate the property’s condition, negotiate repairs, and understand the true cost of ownership. Exactly what you want in a lakeshore specialist.”
Private valuation
Your shoreline, by the foot.
A first range from the county’s 2025 land base rates. The private valuation then reads your bay’s closed sales, the structure and your rental record.

Quietly answered.
What is my Whitefish Chain lake home worth?
A defensible number comes from sold homes, not asking prices: recent sales on the same lake or bay, price per front foot, frontage quality and depth, exposure, and the condition of the structure. For context, Crow Wing County's 2025 base land rates on the chain ran $3,000 to $11,000 per front foot, and the 2026 median assessed value of improved chain parcels is about $1.01 million. Assessed values are not market values. Request a private valuation and David will prepare a broker's opinion of value from sold comparables, including additional sales data that is not published on the MLS. It is not an appraisal.
Does my Crosslake short-term rental license transfer to the buyer?
No. Under City of Crosslake Ordinance 410 (effective December 8, 2025), short-term rental licenses do not transfer when a property sells, so the buyer has to apply for their own. When you sell, document your rental history, occupancy setup and inspection records instead of marketing the license itself. Confirm current rules with the City of Crosslake.
Should I fix up my lake home before I sell it?
Sometimes. On the Whitefish Chain much of the value is often in the land and frontage, so not every repair pays for itself. David is a custom luxury builder and remodeler, a licensed insurance agent, a business broker and a real estate broker licensed in Minnesota, Wisconsin and Florida. A pre-listing walk-through identifies what a buyer's inspector or insurer is likely to flag, then weighs the cost of each fix against the sold comparables, so you only spend where it is likely to matter.
What does a pre-listing advisory include?
A six-lens review of your lake home before it goes to market, so nothing surprises you or your buyer:
- Realtor: sold comparables on your lake and bay, a front-foot pricing range and a recommended list-price strategy.
- Builder: what the structure is worth versus the land, and a prioritized fix list so you only spend where it pays.
- Business broker: your property analyzed as a business investment: rental income, operating costs and return, the way an investor buyer will run the numbers.
- Insurance: anything that could complicate a buyer’s insurance quote, flagged early.
- Rental: documented rental history and Ordinance 410 status.
- Local rules: permits, docks, shoreland and septic requirements.
You get a written plan and a recommended list-price strategy.
Can I sell my lake home discreetly?
Yes. David has spent more than 20 years helping owners sell and buy lake homes, cabins and vacation-rental properties confidentially. MLS cooperation rules decide when a property marketed to the public has to be shared, so ask him which options fit your privacy and your timeline.
How many lakes are in the Whitefish Chain of Lakes?
The Whitefish Chain is 14 connected lakes around Crosslake, Manhattan Beach and Jenkins: Upper Whitefish, Lower Whitefish, Cross, Big Trout, Rush-Hen, Lower Hay, Bertha, Little Pine, Arrowhead, Daggett, Island, Loon, Clamshell and Pig, with about 115 miles of shoreline, most of it privately owned.
How does Cross Lake's water level affect selling a home there?
Cross Lake is a reservoir, so drawdowns change the water level, and with it the beach and the dock setup.
What taxes apply to vacation rental stays in Crosslake?
Guests pay a 1% local lodging tax on top of the 7.375% combined sales tax. These are collected from guests and passed through to the state and the city. They are not owner income.
Who is the broker at Whitefish Property Finder?
David Olson is the founding broker of Whitefish Property Finder (MN broker license 40646463), and few people can see a lake home from as many sides as he can.
He has been a Realtor for more than 20 years and is a licensed real estate broker in Minnesota, Wisconsin and Florida. He is a custom home builder and luxury remodeler in Crosslake with Ivy Lane Homes, so he knows what is behind the walls, what a buyer’s inspector will find and which improvements actually pay. As a licensed insurance agent, he catches what could complicate a buyer’s coverage before it costs you the sale. As a business broker, he reads a lake place the way an investor does: income, expenses and return.
Building runs in the family. David is a fourth-generation builder whose family came to Minnesota from Sweden, and he lives on the south bay of Crosslake on the Whitefish Chain. One call brings every one of those perspectives to your sale: 218.513.2677 or david@whitefishpropertyfinder.com.
What is the Quarterly Chain Report?
A short market note for each lake on the Whitefish Chain, sent to owners every quarter, with an annual State of the Chain. Every figure carries its source and an as-of date.
Can I sell my lake home before it is on the MLS?
Sometimes, within NorthstarMLS rules and the Clear Cooperation Policy, which set when a home marketed to the public has to be shared. Ask David which private or quiet-to-market options fit your home before you decide.
